<p>Good Monday Morning!</p>
<p>What a surprise! &nbsp;We all woke up this morning to a bit of the white stuff on the ground. &nbsp;It looks like it may be here for a day or so. &nbsp;Drive safely!!</p>
<p>The December numbers are here for the Eugene and Springfield Real Estate market. &nbsp;Our trend of lower home invetories and falling prices continues. &nbsp;</p>
<p>For December 2011 closed home sales were exactly the same as for December of 2010 at 230 closed sales. &nbsp;Pending sales however increased by a whopping 28.8% over December of last year. &nbsp;The number of new listings hitting the market in December of 2011 fell 5.3% from December of last year. &nbsp;</p>
<p>Closed sales in December were up over November at 230 to 214, which is a 7.5% increase. &nbsp;Pending sales increased by 1.8% over the same time period. &nbsp;New listings were off by 30% in December over November.</p>
<p>In December there was 6.4 months of active home inventory on the market. &nbsp;This is substantially less than the 12.4 months of inventory that we saw in January of 2010. &nbsp;Also, remember that 6 months of inventory is the dividing line between a buyers and sellers market. Over 6 months is a buyers market and under is a sellers market. &nbsp;With low home inventories right now, if you are considering a home sale this year, "DO NOT MISS THIS CURRENT SHORT WINDOW OF OPORTUNITY"!</p>
<p>The average sales price coninued to decline and was off by 3.2% from December of 2010. &nbsp;The average sales price now stands at $199,100. &nbsp;The average time it took a home to sell in December 2011 was 130 days.</p>

<p>It was a gorgeous weekend in the Eugene and Springfield area. &nbsp;Our Spring like weather is nice, but the snow pack is suffering so far this year as a result. Many years February and March will see heavy snow fall, so too early to panic.</p>
<p>Inventories of homes available for sale remain at the lowest numbers in a long time. &nbsp;My prediction is that this trend will hold consistent through March. &nbsp;If you are considering the sale of your home this year, don't miss this window of opportunity. &nbsp;Once the inventory of available homes picks up again look for longer times on the market and for lesser sale prices. &nbsp;Right now is the best chance you will have this year for a home sale. &nbsp;Don't delay if you are going to sell.</p>

<p>Good Monday Morning!</p>
<p>It is hard to believe, but 2012 has roared in and we are all moving forward into the New Year! I wish you a Happy and prosperous 2012!!!</p>
<p>2012 starts out with a bright spot in the Real Estate market and that is the continuation of historic low mortgage interest rates. 2011 saw rates hit record lows and hold that pattern throughout the year.</p>
<p>&nbsp;In Freddie Freddie Mac's results of its Primary Mortgage Market Survey&reg;, the average fixed mortgage rates finishing the year near their all-time historic lows helping to keep homebuyer affordability high. Averaging 3.95 percent, the 30-year fixed has been at or below 4.00 percent for the past nine consecutive weeks and only twice in 2011 did it average above 5.00 percent. This has certainly helped the national Real Estate market by making home purchases affordable and helping to make loan qualification a possibility for many who otherwise would be out of the home purchase market. &nbsp;</p>
<p>Will mortgage rates continue this low level during 2012? &nbsp;Indications at this time point to a positive "YES"! &nbsp;This should hold true for no less than the first half of 2012. &nbsp;With the prediction that homes values will continue their decline in most national markets through 2012, the possibility on home ownership may become even more realistic for many.</p>

<p>The last week of the year 2011 is upon us. &nbsp;Our local housing market in the Eugene and Springfield area saw many changes during this year. &nbsp;We experienced a continuing decline in home values across the market and also watched as mortgage default rates increased significantly as well. Even though it was not a great year for home owners, home buyers were able to take advantage of low home values and historic low mortgage interest rates. &nbsp;For buyers who could qualify for financing &nbsp;there were many very good opportunities.</p>
<p>What will 2012 look like? &nbsp;Although nobody knows for sure, it will most likely not see considerable change from 2011. &nbsp;Home values in the Eugene and Springfield area will most likely continue to decline for most or all of 2012 and foreclosures and short sales will conitinue to be a large percentage of the market. &nbsp;Home sellers will most likely continue to have to be very competitive with pricing and be patient waiting for a buyer. &nbsp;Home buyers will most likely continue to see very low mortgage interest rates through most of the year and will coninue to be able to capitalize on the attractive home prices. &nbsp;By the end of 2012, I hope to see our market hitting it's low point. &nbsp;This would most likely indicate the start of a flat market for the next 3 to 4 years, which would be an improvement from our declining market and indicate the beginning of better times to follow.&nbsp;</p>
<p>We need to remember that many things influence the home market and the economy and that predicting the Real Estate markets future is certainly not an exact science. Even though most of us wish that the housing market would improve over night we have to reember that history shows that this market does not spin on a dime and that change takes time. &nbsp;</p>
<p>As before, I will continue to keep you updated on both the local Eugene and Springfield housing market and the national housing market throughout the coming year.</p>

<p>Good Monday Morning!</p>
<p>The statistics are in for November home sales in the Eugene and Springfield area and it looks as if our local housing market is continuing with it's trend of slower sales and falling home prices. &nbsp;In November of this year closed home sales declined by 7.8% from November of 2010. Pending home sales rose slightly over the same period by 0.6%. &nbsp;Closed home sales fell 10.5% this November from the month before and pending sales were off by 19.4% for that same time period. &nbsp;The number of new listings also was off by 2.1% from October of 2011 to November of this year. &nbsp;There is currently 8.2 months of active inventory on the market, which means we are continuing with a strong buyers market. &nbsp;The average home sales price fell by 5.5% from November of 2010 and is now at $191,700. &nbsp;The average time it took a home to sell in November of 2011 was 143 days.</p>
<p>Mortgage interest rates have remained fairly steady and are remaining at historic low levels. &nbsp;The climate for purchasing Real Estate in the Eugene and Springfield Market area could not be better.</p>

<p>As the market cycle changes, home values will begin to increase once again. &nbsp;Investing wisely now may pay you back handsomely in the future.</p>

<p>Good Monday Morning!</p>
<p>There is some good news for our housing market in the Eugene and Springfield area. &nbsp;We had another month of increased home sales. &nbsp;For October of this year closed home sales were up by 14.4% over 2010 and Pending sales were up by 7.3% for the same time period. New listing were down again and were off by 18.1%. &nbsp;A personal observation on listings notes that the majority of the new listings are distressed sales and that those homeowners who do not have to sell are making the choice not to sell in this market. &nbsp;This has actually created a short supply of homes in some areas, especially in the price ranges of $175,000 and below.</p>
<p>Closed home sales fell in October from September by 7.4%, but pending sales were up by 18.3% for the same time period. &nbsp;The number of new listings hitting the market fell by 9.2% for the same time period.</p>
<p>There is currently 7.6 months of active inventory of homes for sale. &nbsp;The average sales price declined again and fell by 2.9% from October of last year and now rests at $203,800. &nbsp;The average time it is now taking for a home to sell is 141 days.</p>
<p>As long as mortgage interest rates remain constant and home inventories continue to decline, this trend should remain fairly constant.</p>

Covered bridges are typically constructed of wood; however, some of the relatively new covered bridges have been built out of metal or cement, and often have glass windows on their sides.</p>
<p>Initially designed for protection from bad weather, covered bridges have become popular for their vintage beauty and old-fashioned ambiance. &nbsp;</p>
<p>Lane County, Oregon stretches from the Pacific Ocean in the west to the Cascade Mountain Range in the east, a distance of about 100 miles. Amid the vast county&rsquo;s cities and towns, ranches and forestland you will discover twenty of these magnificent structures, which tops all other counties west of the Mississippi River.</p>
<p>While each bridge has its own unique charm, seventeen of the twenty can be found on the prestigious National Register of Historic Places.</p>
<p>Speaking of lists, all twenty of Lane County&rsquo;s covered bridges are listed below, along with the date they were built. But first, in order to get started on our tour, here are some highlights of two bridges chosen at random:</p>
<h4>Wildcat Bridge, Built 1925</h4>
<p>Spanning 75 feet over the rushing, bubbling waters of Wildcat Creek, Wildcat Bridge has a sparkling coat of white paint and was constructed with a long, narrow opening on its west end so that drivers can easily spot oncoming traffic.<br /><br />Wildcat Bridge is reached most easily from Eugene by taking Oregon State Highway 126 about 30 miles west of the city, toward the Pacific Ocean, and following the Whitaker Creek/Clay Creek Recreation Area turnoff to Siuslaw Road. Take Siuslaw Road to Austa Road (approximately 200 feet), travel under the overpass to the bridge.<br /><br />Wildcat Creek meets up with the Siuslaw River near Wildcat Bridge, and there&rsquo;s a boat landing on Austa Road that allows fishermen and other boaters easy access to the water.</p>
<h4>Goodpasture Bridge, Built 1938</h4>
<p>Goodpasture Bridge spans 237 feet over the mighty McKenzie River, which is almost three times the length of Wildcat Bridge. <br /><br /> Named after a family of settlers who put down routes near the present-day hamlet of Vida, Goodpasture Bridge is an architecture lover&rsquo;s dream come true. It was built with ten Gothic-style louvered windows on both of its sides, as well as false end beams and semi-elliptical portals. <br /><br /> And if you&rsquo;re in Eugene over the holidays, it&rsquo;s worth it to take the roughly 30-mile drive to Goodpasture Bridge (off Highway 126 east of Vida) and check out the lights and decorations festooned about the structure. <br /><br /> As promised, here is the complete listing of Lane County&rsquo;s covered bridges. <p>Along with education, the primary mission of Eugene&rsquo;s Cascades Raptor Center is to rescue, rehabilitate and ultimately release ailing, wounded and orphaned raptors (birds of prey) and other wildlife. The center accomplishes this with the latest state-of-the-art medical treatment and care.</p>

<p>Today's Real Estate market certainly offers many challenges to anyone who is trying to sell a home. &nbsp;Not only are prices lower, there are fewer buyers and in most cases the competition is heavy. &nbsp;I have found that in this market a home seller must do everything possible to stack the odds in their favor. &nbsp;Of greatest importance is pricing. &nbsp;Homes that are not priced competitively just don't sell. &nbsp;Second in importance is appearance. &nbsp;Homes that are staged and in good repair have a huge edge over those that are not. &nbsp;Of importance are exterior and interior paint, home furnishings, no clutter and upgrading appliances, carpets and window coverings, etc. &nbsp;The better the home appears and the more updated the home is the easier it will be to sell. &nbsp;In this market this is money in the sellers pocket. &nbsp;My advice to most clients is to consult with a professional stager or home decorator before putting their home on the market. &nbsp;A few dollars spent getting professional help can bring huge rewards down the road. &nbsp;As I tell all sellers, "in todays market you are not only in a price war, but you are also in a beauty contest". &nbsp;</p>
